Four Corners Tree Removal and Trimming Across Four Counties
Four Corners is the only spot in Florida where four counties meet, and that matters when a tree needs to come down. We work the US-192 and US-27 resort corridor every week and sort out which county's rules apply to your lot before we cut.
Four Corners Tree Removal Starts With One Question: Which County?
Four Corners is a census-designated place of roughly 51 square miles where Lake, Orange, Osceola and Polk counties meet, about 25 miles southwest of Orlando. US-27 forms much of its western edge, I-4 runs along the south, and SR-429 cuts through the eastern side. US-192 and US-27 cross about a mile west of the point where the four county lines touch. The 2020 census counted about 56,000 people, more than double the 2010 figure.
For a tree company, the four-county split is the first thing we sort out. Two homes a few hundred yards apart can fall under different land development codes, different fire departments and even different school districts. Before we quote a removal, we pull up the parcel and confirm which county it sits in.
Four Corners Trees, Lightning and Wet Sandy Ground
The land here is low and flat, part of the old pine flatwoods that once ran between the Lake Wales Ridge and the Reedy Creek swamps. Sandy soil drains poorly once the summer rains fill it, and retention ponds sit behind most subdivisions. Trees that grew up in that ground spread their roots wide and shallow. When a squall line comes through in July, a saturated root plate is the weak point.
The area is also known for an unusually high number of lightning strikes. We regularly find tall slash pines and laurel oaks with a strip of bark blown off one side. A struck pine often looks fine for weeks before bark beetles move in and the needles turn. If a tall tree near your house took a hit, have it checked rather than waiting for it to brown out.
In the resort neighborhoods the planted stock is mostly palms, young live oaks, crape myrtles and hollies. Older lots and the edges of preserved land still carry slash pine, laurel oak, water oak and wax myrtle, plus Brazilian pepper wherever a lot sat vacant too long.

Areas and Corridors We Cover in Four Corners
- US-192 resort strip - vacation homes and townhomes near Sunset Walk and Margaritaville Resort, on the old Splendid China site, where palm upkeep is the steady work.
- Westside Boulevard - Windsor at Westside and the Solara resort, with rental homes on small lots and pool cages backing onto ponds.
- US-27 corridor on the Polk side - Davenport-addressed communities such as Highlands Reserve, where older oaks and pines frame golf holes and back yards.
- West Haven - a gated Polk County community of several subdivisions, with HOA review on most exterior work.
- Polo Park and nearby county-line neighborhoods - established homes with taller pines that predate the resort boom.
- Lake County edge toward Lake Louisa State Park - more natural woodland, larger lots and more lightning-struck pines.
Tree Trimming in Four Corners FL: The Jobs We Do Most
Rental homes drive a lot of our Four Corners work: palm cleanups, lifting oak canopies off roofs and screens, and removing dead queen palms before they drop. Owners on larger Polk and Lake County lots call more for pine removal, lightning damage and clearing overgrown fence lines. After summer storms the work turns to fallen pines and split oaks across driveways.
Tree Permit Rules in Four Corners by County
There is no single Four Corners tree ordinance. Lots on the Osceola side fall under the Osceola County Land Development Code, whose Article 4.8 governs tree removal and clearing. Polk, Lake and Orange counties each write their own rules, and the thresholds, protected species and replacement requirements are not the same. Homes inside gated resorts also answer to an HOA that may want an application before a tree comes down.
Florida Statute 163.045 applies in all four counties. If an ISA certified arborist or a Florida licensed landscape architect documents that a tree on a single-family residential lot poses an unacceptable risk to people or property, none of the counties can require a permit, fee or replacement for removing it. For healthy trees, we confirm the current county and HOA rules for your parcel on every estimate and walk you through any paperwork. Our post on tree permits in the Kissimmee area explains the basics.

Power Providers Around Four Corners
Electric service here depends on the address. Duke Energy serves a large share of the area, but some parcels near the county lines may be on a different provider, so check your bill. If a tree is on a line, call that utility first and stay back. We handle the tree once the line is clear.
Four Corners Tree Service Prices
A lightning-struck slash pine of 40 or 50 feet behind a Polk County home usually falls in the $900 to $1,900 range for removal, with more if it leans over a roof and needs a crane, which typically adds $600 to $1,800. Pruning an oak away from a rental roof generally costs $200 to $950. Clearing a strip of Brazilian pepper and scrub on a larger lot can be priced by the job or by the acre, starting around $2,000 an acre for light growth. Every price is flat and written before we start.
Four Corners Tree Services From Our Crew
We offer tree removal for dead or struck pines, tree trimming and pruning for oaks over roofs, and storm damage cleanup after the summer squalls roll through. Owners of rental homes can use our vacation rental tree service so a manager can approve work and we can schedule between guests. If you are clearing overgrowth on a bigger county-line parcel, ask about land clearing.
Nearby Tree Service Areas Around Four Corners
Our crews cover the rest of the western Osceola resort belt too. ChampionsGate tree service covers the golf community just south across I-4. Reunion and Celebration sit to the east along the I-4 corridor.
Questions
Questions About Tree Work in Four Corners
Check your property tax bill or search your address on the county property appraiser sites for Osceola, Polk, Lake and Orange. Your mailing city, such as Davenport, Kissimmee or Clermont, does not reliably tell you the county. We look up the parcel before every Four Corners estimate because the county decides which tree rules apply.
It depends on the county and the situation. Each of the four counties has its own land development code, and gated communities add HOA approval on top. A single-family lot owner with documentation from a certified arborist or licensed landscape architect that a tree is dangerous is protected by Florida Statute 163.045. For other removals, we confirm the requirement for your specific parcel on every estimate.
Often it will. Lightning can kill the tissue under the bark even when the tree looks fine, and stressed pines draw bark beetles. Watch for a long strip of missing bark, pitch tubes on the trunk or needles turning orange. If the tree is tall and close to the house, plan on removal before it becomes a storm hazard. We can look at it and give you an honest call.
Yes. Many managers here handle homes in more than one community along US-192, Westside Boulevard and US-27. We can quote them together, work around each property's booking calendar and send photos per address. Each home gets its own written price, and we follow the HOA rules of each community.
Sabal palms, live oaks, Southern magnolias, crape myrtles and native hollies hold up well in the sandy, seasonally wet soil here. Queen palms are common but short-lived. Laurel oaks grow fast and decline early. If you plan to plant, keep big trees at least 15 to 20 feet from the house and pool cage. Check your HOA's approved plant list first.
Our regular pricing is the same anywhere along US-192. Work done after hours or during an active emergency carries a premium, usually 25 to 50 percent, because crews are pulled off other jobs and conditions are rougher. Routine storm cleanup scheduled a few days after the weather clears is priced at the normal rate. We always give you a written number first.
Yes. Brazilian pepper takes over fence lines, vacant lots and pond banks here. We cut it, chip it and grind or treat stumps so it does not resprout from the base. On larger parcels this is usually priced as light land clearing. Florida lists it as an invasive species, and removing it is generally encouraged.
Our 24/7 line takes calls for trees on homes, cars and pool cages. Four Corners is within our regular service area off US-192, so we can usually get a crew rolling the same day once the weather is safe to work in. We photograph damage for your insurance before we cut, and out-of-town owners get those photos by text or email.
