Narcoossee Land Clearing and Tree Removal on the CR 15 Corridor
Narcoossee is where old cattle pasture and pine woods are turning into subdivisions along Narcoossee Road. We clear lots, take down pines left too close to new homes and care for the big oaks that survived the bulldozers.
Narcoossee Tree Removal Where Ranch Land Meets New Rooftops
Narcoossee is an unincorporated community in eastern Osceola County on the east side of East Lake Tohopekaliga. English settlers began arriving in 1883, drawn by citrus promotions, and a small railway came through in 1888. Freezes in the 1890s and a drought in 1908 drove most of them out. For much of the next century this was cattle pasture, orange groves and pine woods, crossed by one main road: Narcoossee Road, County Road 15, which links north toward Orlando and south to US-192 near St. Cloud.
That has changed fast. Growth from Lake Nona to the north and St. Cloud to the south has filled the corridor with new subdivisions, and Osceola County created the Narcoossee Overlay District to guide how the area develops. The result is a patchwork: a new neighborhood with sod and saplings next to a 20-acre ranch with oaks older than the road.
Land Clearing in Narcoossee and the Flatwoods Underneath
Under the rooftops, Narcoossee is classic pine flatwoods: flat sandy ground, saw palmetto, slash and longleaf pine, wet prairies and cypress heads in the low spots. The water table runs high in summer. Pines that grew up in an open forest develop roots suited to their neighbors and the ground around them. When a builder clears everything around one tall pine and then grades and compacts the lot, that tree loses its windbreak and part of its root system at once.
This is the most common problem we see in new Narcoossee neighborhoods. A slash pine left 10 feet from a new house looks like a nice feature at closing. Two years later it is thinning at the top, beetles have found it, or it sways hard in every storm. Old live oaks on ranch parcels tend to do better if their root zones were not trenched, though fill dirt piled over roots can kill them slowly.
Narcoossee Roads and Neighborhoods We Serve
- Narcoossee Road (CR 15) - frontage parcels where old pasture oaks and pines meet the widening road and new commercial pads.
- Jones Road - an east-west connector toward Sunbridge, with subdivisions such as Preston Cove going in on former open land.
- Jack Brack Road - Wiregrass, Narcoossee Del Sol and Barrington subdivisions, where builder-left pines are a regular call.
- Narcoossee Village and Lakeshore at Narcoossee - newer homes and townhomes with young trees that need early structural pruning.
- Brack Ranch area east of Zuni Road - a large former ranch tract with remnant oak hammocks and pond edges.
- Sunbridge edge - the large Tavistock community on the east side, where the work is mostly new-landscape pruning and storm cleanup.
- Remaining ranch and acreage parcels - fence-line clearing, pasture oaks and Brazilian pepper removal.

Common Tree Jobs in Narcoossee
The work splits into two kinds. On acreage, people call for land clearing, fence-line cleanup, removing pines that died after a lightning strike, and mulching saw palmetto so they can build a barn or a pole shed. In new subdivisions, it is mostly removing builder-left pines that are failing, pruning young oaks so they grow one strong trunk, and grinding stumps from lot clearing that were buried instead of removed. Old stumps under sod settle and leave holes in the lawn a few years in.
Narcoossee Tree and Clearing Rules in Unincorporated Osceola
Narcoossee is not inside any city, so Osceola County rules apply. The county's Land Development Code, Article 4.8, requires a permit or clearing authorization for many types of tree removal and site clearing, and the overlay district adds its own development standards for new projects. Clearing several acres for a building pad is not treated the same as removing one tree beside a house.
For one tree on a home lot, Florida Statute 163.045 is often the deciding factor: when an ISA certified arborist or Florida licensed landscape architect documents that a residential tree is a danger to people or property, the county cannot require a permit, fee or replacement. Larger clearing jobs and agricultural land have their own paths. Neighborhoods built in the last decade usually have HOA landscape rules too. We confirm the county and HOA requirements on every estimate before work starts.
Power Service Along Narcoossee Road
Electric providers change along this corridor. Some addresses closer to St. Cloud are on the city system that OUC operates, and others are served by Duke Energy, so check your bill. Pines near rural service lines are a common storm hazard out here. Call the utility for anything touching a line.

Narcoossee Land Clearing and Tree Removal Costs
Light clearing of palmetto, small pines and underbrush usually starts around $2,000 to $7,000 an acre, and wet ground or dense hardwood pushes it higher. A tall slash pine close to a new house typically runs $900 to $1,900 to remove, and a big pasture oak that needs climbing can go past $1,900. Stump grinding behind a builder lot is commonly $100 to $450 a stump. We price each job flat and in writing after walking the property.
Narcoossee Tree Services for Acreage and New Homes
For raw land we offer land clearing sized to your project, from a fence line to a full home site. In the subdivisions, tree removal of failing pines and stump grinding of buried builder stumps are the steady calls. Young oaks benefit from early tree trimming and pruning, and tall pines near homes are good candidates for hurricane tree prep before storm season.

Questions
Questions About Tree Work in Narcoossee
Not automatically, but have it checked. Pines left standing alone after lot clearing often decline because their roots were cut and the surrounding forest is gone. If it is thinning at the top, shows pitch tubes or leans toward the house, removal before storm season is usually the smart move. If it looks healthy, we may suggest leaving it and checking again next year.
Usually, for anything beyond a single tree. Narcoossee is unincorporated Osceola County, and the county's Land Development Code requires permits or clearing authorization for many kinds of site work, with extra standards in the Narcoossee Overlay District. The rules differ for agricultural land and for home lots. We confirm the requirements for your parcel on every estimate before we bring equipment.
In many new Narcoossee subdivisions, stumps and root wads from lot clearing were buried rather than hauled away. As the wood rots, the ground above settles and leaves dips or holes. We can locate and grind the stump, pull the debris and leave the area ready for fill and new sod. It is a common fix out here.
Yes. We mulch palmetto, scrub and small trees with forestry equipment and can leave chosen oaks and pines standing. Mulching leaves a layer of chips that holds soil and breaks down over time. For big tracts we walk the land first, mark trees you want to keep and price by the acre or by the job.
Often they are. Pasture live oaks can be well over a hundred years old and are very wind-firm when their roots are left alone. The biggest threats are trenching, heavy equipment and fill dirt piled over the root zone during construction. If you are building near one, talk to us before the site work starts so we can mark a protection zone.
Very. Tall pines standing in open ground take frequent strikes in the summer storm season. A hit pine may show a strip of torn bark or nothing obvious at first, then turn brown within weeks as beetles move in. Dead pines near homes, fences or barns should come down before they drop limbs. Out in a pasture, one can sometimes be left for wildlife if nothing is underneath.
Call the utility listed on your electric bill first. Depending on location, that may be OUC on the St. Cloud system or Duke Energy. Stay well away from the line. Once the utility has made it safe, we can cut up and remove the tree and clean up the debris. Our 24/7 line handles trees on structures.
Yes, and it is one of our most common jobs out here. Whether the stumps are visible or buried under sod, we grind them below grade and clean out the chips so the area can be leveled. Grinding several stumps in one visit brings the per-stump cost down. Most fall between $100 and $450 each.
